For the ductless mini-split, first separate what the thermostat or normal controls request from what the indoor and outdoor equipment actually do. Note airflow, temperature change, timing, sound, odor, visible water or ice and whether the problem affects one room or the whole home, without opening a panel or reaching into equipment.
A service visit can inspect the drain pan and line, unit pitch, pump if present, coil and filter condition, insulation, wall penetration, and freeze-up evidence without assuming every leak is a simple clog. Tell the contractor the moisture location, operating mode, recent weather, wall or ceiling damage, pump sounds, and prior cleaning, then ask whether the quote covers drainage correction, water-source confirmation, and access restoration separately. Humidity, condensate disposal rules, concealed drain routing, building construction, and rain exposure vary locally, so the visible drip alone cannot define the repair scope. Turn the unit off if water is reaching wiring, a receptacle, or a damaged ceiling, then note where moisture first appears, whether it occurs only during cooling, and whether the drain outlet is visibly discharging. Water dripping from the indoor head needs a different inspection path from normal outdoor condensate, melting frost, wall penetration leakage, or rainwater entering around the line-set opening.
